As digital services and Artificial Intelligence (AI) take over our daily lives, the physical spaces that store all this digital information—data centers—are growing at a massive scale. According to a recent report by the global research firm Wood Mackenzie, India’s data center capacity is set to skyrocket. By 2025, the country will have a capacity of 2.2 Gigawatts (GW). By 2030, that number is expected to multiply more than five times to reach 12 GW.

India’s data centers are heading for explosive growth, and the numbers are huge. This isn’t just a tech trend on paper. It’s a physical race to build the infrastructure powering everything from digital payments to AI chatbots, and the race is heating up among southern states.

Driving Force: AI and a Digital India

There’s a reason Andhra Pradesh and Telangana keep showing up at the top of these lists. The competition is fierce, but the advantages in these two states are hard to ignore. Let’s get straight to why they're positioned so well.

India’s digital transformation is changing everything about daily life. Over one billion internet users in the country; 22 billion UPI transactions every month—that’s an enormous amount of information that needs to be stored, processed, and backed up securely. And with the AI boom in full swing, it’s not slowing down. Data centers dedicated to AI need massive amounts of power. Wood Mackenzie expects capacity for AI-driven centers to soar from just 275 MW in 2025 to 6,546 MW by 2030. That’s a 24-times leap.

New Rule of Real Estate: Power and Water

But the story now goes beyond just land and initial investment. Running these data centers depends on two lifelines: constant, green power and plenty of water. Servers can’t ever go down—they need 24/7, interruption-free energy. By 2040, operating data centers will consume about 7% of all electricity used in India. Not just any energy, either. Major tech companies are under pressure to meet their climate targets, so they want renewable sources—lot of solar, lot of wind. Don’t forget cooling. Data centers run hot, and the enormous water demand for cooling systems is an Achilles’ heel. Water scarcity isn’t just a headline; it’s a make-or-break factor for where the next wave of data center investment lands.

Telugu States Have A Advantage

Now, Maharashtra and Tamil Nadu currently have most of the country’s IT load, but that’s changing. Investors have their eyes set on Andhra Pradesh, Telangana, Karnataka, and Uttar Pradesh. What sets the Telugu states apart is they’re not yet facing the water crisis that’s hitting their neighbors. Tamil Nadu and Karnataka, both big technology hubs, struggle with water shortages. That’s spooked a lot of global players from betting big on them. In contrast, Andhra Pradesh and Telangana offer vast stretches of affordable land, better water resources, and sturdy infrastructure. On top of that, both states have pushed hard for green energy and set up friendly policies and subsidies. For data center investors, efficiency, reliability, and power mix now matter far more than a simple “tech-ready” pitch.

Global Giants are Watching

. Amazon Web Services, Google, and domestic powerhouses like AdaniConnex are already moving in. AdaniConnex alone has plans for a massive 2.6 GW pipeline.

As Wood Mackenzie’s Souhardya Paul puts it, investors are done asking whether they should enter India—the question now is all about where, and how fast. So as India’s digital future takes center stage, the states that can deliver on uninterrupted green energy and enough water will end up capturing the biggest piece of the pie. Andhra Pradesh and Telangana, with their mix of resources and forward-thinking policies, are quickly becoming the new ground zero for India’s data center expansion.
